We are pleased to share the results of our third annual survey on real estate investor intentions in Luxembourg. Conducted with nearly 65 key market players between January and February 2026, this study provides a clear picture of market sentiment and investment strategies for the year ahead.
Cautious optimism in an uncertain environment
Investors enter 2026 with a carefully optimistic outlook. Signs of price stabilisation and gradually improving financing conditions underpin this renewed confidence — without signalling a full market recovery. This is more a phase of progressive repricing and repositioning. It is worth noting that our survey was conducted prior to the latest geopolitical developments, which have since added a layer of caution to the overall sentiment.
Luxembourg: a primary or opportunistic market
76% of respondents position Luxembourg as either a primary or opportunistic target market. Family offices show the strongest commitment, with 70% identifying it as their priority market, while institutional investors and asset managers tend to adopt a more selective approach.
Offices and residential lead, value-add on the rise
Office (61%) and residential (56%) assets remain the most sought-after segments. We also observe a growing appetite for value-add strategies (+7 points vs. 2025), reflecting increasing interest in assets offering repositioning potential. Among alternative assets, student living (37%) and co-living (27%) top investor preferences.
Investment volumes shifting toward larger tickets
Nearly 70% of investors plan to allocate more than €10M to Luxembourg real estate this year, with a notable increase in tickets above €50M (+12% vs. 2025).
ESG: increasingly embedded in investment decisions
75% of investors prioritize upgrading existing assets to meet ESG standards. The share willing to pay a premium for certified assets has grown to 18% (+8 points), reflecting a deeper integration of sustainability criteria into investment decision-making.
